Our Purpose
The general purpose of the Master Association is to provide supervision, management, and determination as to the care and maintenance of roads, traffic control, landscaping within the roadway rights-of-way and other Master Association property, drainage systems, and irrigation systems (including all wells, pumps, pipes, and other facilities or equipment thereof) located throughout the Kings Point Project, as well as other matters determined to be in the best interest of the Master Association by the Board of Directors from time to time.
Members' Representation
In accordance with the SCCW Master Association bylaws, article II, section 3, each Member Association President shall submit to the Master Association a list of its Officers, designating the persons who, in the absence of the President, may vote in a Representative Capacity for the Master Association Member and the sequence in which they are authorized to represent the Member Association at any Master Association meeting.|
Each Association is required to submit a BOARD AND IRRIGATION CONTACT FORM to the Master Association each year. This form is used for you to specify your designated representatives and irrigation POC's.

Chris and Vicki have lived in Kings Point for 11 years. During that time he was been on the Portsmith board for 10 years as Secretary for 2 and President for 8. He has been active in the community and is currently President to the Garden Club and the Vehicle Storage Club. Chris enjoys working at the Woodchoppers Club and helping his neighbors.
Rodney Walker spent most of his career in management and executive management working for an environmental company with annual revenues of 3.5 billon dollars. Currently, Rodney serves as the President of Oakley Green and is a member of the Kings Point Recreation Facilities Executive Committee (RFEC). Drawing on his experience, he intends to provide the Master Board with a business-oriented perspective, assess project requirements, and conduct a risk review, including environmental impacts.
Jim Allen has been a resident of Kings Point for over 10 years. Throughout his professional journey, he navigated a fulfilling career as an electrical engineer, contributing his expertise to one of the nation's premier gas and electric utilities. Presently, he holds the position of President of the Idlewood Association and actively participates in the Federation's Landscape Oversight Committee. Jim will be striving to strike a balance between long-term goals and objectives versus short term gains.
George is a former Master Director with extensive experience in infrastructure and the inner workings of the Master Association. He previously served as the Engineer in Charge for the New York Department of Transportation. We are confident his vast knowledge in paving and infrastructure will bring valuable insights and dedication to our board.

Ray Vaccaro joins the Master Board with a strong background in management and possesses the skills necessary to effectively address the issues that matter most to our community. He has dedicated three and a half years to Manchester 1's board, during which he held the role of president for three years. As President, Ray has a deep understanding of the challenges facing his association and actively works toward finding innovative solutions.
Sandy Collins is our newest board member. She moved to Kings Point from Kansas City, MO in 2016, Sandy has been an active and dedicated member of the Oakley Green Association. She began her volunteer journey as the Communication Chair, where she initiated and helped implement the association website, which she continues to administer. Her commitment to the community is evident in her roles as the Landscape POC, Liaison for the Rules and Regulations Committee, and currently, the Secretary/Treasurer of the Board of Directors.

Shawna Deiulio is the force behind the scenes, inspecting and monitoring construction projects, including paving, drain repairs, and pump replacements in the field. With five years experience, Shawna works closely with the treasurer on budgeting and financials, negotiates and enforces contracts, and is behind enhanced communication strategies. She is also a content creator for public media and News of Kings Point, handles vendor relations, and navigates resident and vendor issues. Interacting with state and local officials, she advocates for community issues and ensures strict compliance with Florida Statute 720. Her dedication to the success of Kings Point is unwavering, and her innovative approach to financial efficiency and community well-being make her a true Mastermind in maximizing the community's resources.
Kathy Crawley is the cornerstone of our community, handling alteration requests, addressing pond concerns, managing resident complaints, overseeing accounts payable, and providing three years of dedicated service. With her bubbly demeanor, Kathy is the friendly face that’s always happy to help, making her your go-to resident whisperer! In addition to her roles, Kathy conducts training for our work order system, Upkeep, providing valuable guidance for association POCs and ensuring efficient communication between the residents and our irrigation team.
Cheryl brings a strong administrative and IT background and will serve as the General Manager’s Assistant and Communication Coordinator. We are confident that Cheryl will be a tremendous asset to our team, bringing her expertise and enthusiasm to enhance our operations and communication efforts. Her skills and positive attitude make her a valuable addition, and we look forward to the many contributions she will make to our community.

Denny Brensinger meets residents regarding irrigation or other issues, handles emergency line calls 24/7, and oversees our contractors and vendors. Through his 7 years’ experience working in Kings Point, he has gained extensive knowledge of the property and its’ intricate irrigation system making him an irreplaceable asset.
David Rivera, the wizard behind the curtain of Kings Point’s irrigation system. As our Water Manager, David operates discreetly in the background, ensuring the functionality of our irrigation system. His job involves meticulous monitoring to ensure timely watering, identifying alarms and errors, and directing the field crew to address issues promptly. Working diligently behind the scenes, David guarantees that our community stays in compliance with SWFWMD, reporting monthly usage and meticulously managing water allocations. With his expert programming skills, David allocates water runtimes with precision, contributing to the vitality and sustainability of Kings Point's green spaces. While he may not interact with residents directly, David's crucial role is felt in the lush landscapes and thriving greenery that define our community.
Eddie Lepore, is the dedicated ITS Irrigation Site Supervisor. In his role, Eddie manages a team of 10 field crew members, overseeing their activities to ensure the optimal performance of our irrigation systems. Eddie's expertise goes beyond managerial duties; with a background in owning his own landscape company, he possesses an in-depth knowledge of turf and plants. This knowledge allows him to collaborate closely with our Water Manager, David Rivera, resulting in a harmonious partnership that contributes to the overall health and beauty of Kings Point. Passionately dedicated to our community, Eddie's commitment is personal – his mother resides in Kings Point. This deep connection fuels his desire to make our community a more beautiful place. Despite his official shift starting at 8 am, Eddie arrives at 6 am every morning, exemplifying his exceptional work ethic. But it's not just about the job for Eddie; he's known as the nicest guy who goes above and beyond to help anyone in need. Whether it's assisting someone struggling with belongings or stopping to help a resident change a flat tire on our busy boulevard, Eddie's kindness and willingness to lend a hand make him a beloved member of the Kings Point family.
